Heh, I got both Wario's Woods and baseball on the first try. It helps if you feed them lots of fruit first. There's also the luck factor...

What I want to know is how do you get the Golden Axe?

Also, would you be willing to trade anything for the Mod. Wardrobe?

For the golden axe, your village has to be PERFECT. No weeds, trees are evenly seperated, and put more trees in acres that have hardly any trees. Also, plant some flowers. The mayor comes to your village and rewards you with the golden axe!
